Initial Meeting

When you’re ready to meet, we’ll come to you. We typically like to meet in person the first time, to better understand your real estate objectives and determine timelines to best meet your needs. An initial walkthrough will allow us to discuss with you any plans you have for your home prior to listing, if any! The sooner we can get together ahead of your target listing date, the more time we have, the smoother the process will be. We will also discuss current market conditions and build a plan with you.

Preparation for sale

Once we have a plan in place, we’ll start working with vendors of your choosing or provide recommendations as needed to get your home ready for listing. This includes but is not limited to: Painters, Stagers, Cleaners, Landscapers, etc. Our team will coordinate all the different schedules to make sure your home is listing-ready as soon as possible.

We recognize that projects can become overwhelming, particularly when you are also managing everyday life. Our “White glove” concierge service will work with you or even take on the project coordination. No matter what level of support you need, we’re here for you.

Pre-listing your home

Prior to listing your home, we will conduct a comparative market analysis (CMA) to help us develop the most accurate list price. The CMA will evaluate recent sales of similar homes in your neighborhood as well as any homes that are currently on the market. This research is vital to arrive at a fair and competitive list price for your home. We will review the current market conditions and discuss pricing strategies with you to come up with a plan.

Once we have determined the list price for your home, we will take into account recent market trends.

We understand that your home is unique and may have features that are not common in the neighborhood. Our team will work with you to develop a list price that accurately reflects the value of your home while also being competitive in the current market.

Property is Listed

The day has arrived, and your home is now live on the market! You will have regular updates from us to ensure you are comfortable with the activity and where we are at in the process. We utilize Open Houses, Agent tours and private showings as well as Social Media Campaigns to target potential buyers and direct marketing to local area agents.

We are dedicated to getting your home sold as quickly as possible and for the best price. Our team will be available to answer any questions you may have along the way.

Accepted an offer!

Depending on the market, we will receive offer(s). In a seller’s market, there may be many and typically within a shorter period of time…In a balanced or buyer’s market, there may be one or two and may take a while longer. We will walk you through all aspects of the offer presentation and guide you through the negotiation process so you can make the best decision for you and your family.

Offer is accepted…now what? Depending on the market, we may need to navigate through the negotiation and condition process. Once conditions are waived, your deal is firm and will now wait until close. At this time, we will submit the offer to your lawyer and financial institution and coordinate with them to get you through the closing process.  They will provide you both legal and financial advice at and post-close.

Post Close

The post-closing process can be just as important as the actual purchase or sale of a home. We will be there for you every step of the way, providing support and advice long after the transaction is complete. Whether you need help with a renovation project or simply have a question about your new home, we are always here to help. Our goal is to make your life easier – before, during, and after the real estate transaction.
